Ghaziabad Development Authority (GDA) has received around 200 objections and suggestions in connection with the proposed circle level increase which is expected to take effect on August 8, officials told MoneyControl.
The final decision regarding the increase in circle level will only be taken after the disposal of all objections and suggestions received from the public, they said.
According to the District Judge Ghaziabad Rakesh Singh, the government will now carefully examine every suggestion and if any of those found bona fide, which can be included to provide shape to the final proposal. The last circle tariff will come into force only after that.
Additional District Judge Ghaziabad (Finance and Revenue) Vivek Srivastava said the temporary increase of 10 to 15 percent had been proposed and the final decision would only be taken after all the objections and suggestions received from the public.
Administration has raised a tariff of 5-10 percent in 2016 in all districts. According to officials, the tariffs also increase randomly for several regions and the increase is in a place between five and 20 percent. However, tariffs cannot be changed much in 2020 and 2021 due to COVID-19.
In Kaushambi, the existing rates are between RS 90,000 and RS 99,000 per square meter; RS 77,000-RS 85,000 per square meter in Vaishali; RS 76,000 to 84,000 RS per square meter in Indirapuram and RS 66,000 to RS 73,000 per square meter in Vasundhara.
According to officials, this year’s interest rate increases will soon occur because the city has experienced many changes in infrastructure including Delhi-Meerut China, Delhi-Ghaziabad-Meerut (to be operational in phase starting from 2023) and Delhi Metro who not only increase connectivity but also produces urbanization.
The circle level is the minimum level where property can be sold. This tariff is also considered when registering property. On the other hand, the tariff at which GDA or Uttar Pradesh Housing Board sells property is called sector rates.
